Seller - A Brief Guide

  1. Phone us, e-mail us or call in to appoint Winterbothams to represent you.
  2. We can prepare your HIP. Just give us your details, so we can arrange this for you.
  3. Tell us where the deeds of your property are located. If you are unsure just ask and we will assist.
  4. We will draft a contract and put together a contract package before sending this to your buyer’s legal representative.
  5. We will arrange for you to complete some information forms required by your buyer’s legal representative.
  6. We will deal with any points or queries raised by the buyer’s legal representative.
  7. We will advise you of any particular problems or queries which are raised by the buyer’s legal representative, for example boundaries, rights of way, etc.
  8. We will liaise with you and your estate agent (if relevant) regarding proposed dates for exchange of contracts and completion.
  9. We will arrange for you to sign the contract either by post or in person.
  10. With your authority, we will exchange contracts with your buyer’s legal representative. At that stage, you are legally committed to sell your property on the agreed completion date.
  11. We will ask you to sign the final transfer document and deal with any remaining points regarding the sale prior to completion.
  12. On completion we will receive the sale proceeds and repay any mortgage and/or any secured loan. We will liaise with your estate agent regarding release of keys and account to you with the net proceeds of sale (if any).
  13. With your authority, we will pay your estate agents invoice.
  14. From the start to the finish of the transaction we will keep you informed of developments and do our best to ensure any stress levels are kept to a minimum.
